Terms and Conditions
Effective January 1, 2026
E&M Brownsville Concrete and Masonry, brownsvilleconcreteandmasonry.com, hello@brownsvilleconcreteandmasonry.com
Agreeing to these terms
These terms cover your use of this website and any work you hire E&M Brownsville Concrete and Masonry to do at your property. We're a masonry contractor in Brownsville, TX, and we wrote these terms in plain language so you know what to expect before we start.
When you browse this site, starting from our home page, ask us for a quote or schedule work with us, you agree to these terms. If you don't agree with them, please don't use the site or book work with us.
If you sign a written estimate or agreement for a job and it says something different from these terms, the signed document controls for that job.
What we do
We do masonry and concrete work for homes and properties. That includes foundation repair, brick and block work, tuckpointing, stone veneer, chimneys and fireplaces, retaining walls, driveway pavers, walkways and outdoor kitchens. You can read more about who we are and how we work on our About page.
The service descriptions on this site are general information and not an offer to do a particular job at a particular price. The scope of your job is whatever your written estimate or agreement describes.
We work in Brownsville and the cities around it. A city having its own page on this site doesn't mean it's the only place we work, so ask us if you don't see yours.
Estimates and pricing
We give free quotes on site, and asking for one puts you under no obligation to hire us. We price from what we can see and measure at your property, because masonry costs depend on the size of the job, the materials you pick, access for our crew and the condition of what's already there.
Some problems only show up once the job is open, like a damaged footing, soft soil, rotted framing behind brick or old repairs that have to come out. If we find something that changes the work or the price, we'll stop, show you and get your approval in writing before we do the extra work.
An estimate is good for the period written on it. After that, we may need to update it because material prices change.
Scheduling and cancellation
We'll give you a start date and an expected finish when you approve the work. Those dates are our best plan, and rain, heavy heat, material delays and permit timing can move them, so we'll tell you as soon as we know a date is going to change.
If you need to cancel or reschedule, call us as early as you can at (956) 505-5518. If we've already ordered special materials, had stone or block cut for your job, or started work, you may owe for those costs as set out in your estimate or agreement.
We may postpone work when conditions on site aren't safe for our crew or would hurt the quality of the work, such as rain on fresh mortar or concrete.
Your part of the job
We need clear access to the work area, a place to stage materials and the use of an outdoor water spigot and electrical outlet unless we agree otherwise. Please move vehicles, keep pets and children away from the work area and tell us about anything buried in the yard that utility locators won't find, like sprinkler lines or private gas or electric runs.
You're responsible for knowing where your property lines are and for any approvals your homeowners association requires. Your written agreement will say who is responsible for any permit the work needs.
Payment terms
Payment is due as set out in your estimate or agreement. Larger jobs may require a deposit before we order materials, with the balance due when the work is done.
The payment methods we accept will be listed on your estimate or invoice. If a payment is late, we may pause work until it's paid, and we may recover reasonable collection costs and use any other remedies Texas law allows.
Workmanship and warranty limits
We want you satisfied with the work, so if something doesn't look right after we finish, call us and we'll come look at it. Any written warranty on your job is the one stated in your agreement, and materials carry their makers' own warranties, which we pass along to you.
Brick, stone, block and concrete are natural materials, so some color and texture variation between batches is normal. Hairline shrinkage cracks in concrete, white mineral deposits on masonry and movement caused by settling soil, drainage, tree roots or flooding are not defects in our work.
Except for any written warranty in your agreement, our work and this website are provided without other warranties, express or implied, to the extent Texas law allows. The information on this site is general and isn't engineering advice for your property.
Limitation of liability
We're licensed and fully insured, and we'll show you proof of insurance on request. To the extent Texas law allows, E&M Brownsville Concrete and Masonry isn't liable for indirect, incidental or consequential damages, such as lost use of your property, lost income or damage from conditions that existed before we started.
Our total liability for any claim about a job is limited to the amount you paid us for that job. We're also not responsible for damage to buried lines or other hidden items that weren't marked or disclosed to us.
Using this website
The text, photos and design on this site belong to us, and you may not copy them for commercial use without our permission. We try to keep the site accurate, but we don't promise it's always complete, current or free of errors.
Our contact form and some links go to outside services we don't control. We aren't responsible for their content or how they handle your information.
Resolving disputes
If you have a problem with our work or a bill, call us first, because most issues get settled with a conversation and a site visit. If we can't work it out together, we both agree to try mediation in Cameron County before filing a lawsuit, unless the claim qualifies for small claims court.
Governing law
These terms and any work we do are governed by the laws of the State of Texas. Any lawsuit about them will be filed in the courts of Cameron County, Texas.
Changes to these terms
We may update these terms from time to time, and the current version will always be on this page. Changes don't affect a job you've already signed for, which stays under the terms in place when you signed.
Questions about these terms
If anything here isn't clear, call us at (956) 505-5518 or send us a message through our Contact page, and we'll explain it before you book any work.
